Conditions or Reasons:
1) The proposed erection of a detached rear garage represents inappropriate development within the South Bedfordshire Green Belt, which is, by definition, harmful to the Green Belt. The proposal, by reason of its excessive size, massing and overall design would be harmful to the openness of the Green Belt. No factors which could amount to very special circumstances to outweigh the harm to the Green Belt have been advanced. The proposal is therefore contrary to Section 13 of the National Planning Policy Framewor, Policy SP4 of the Central Bedfordshire Local Plan (2021) and Section 11 of the Central Bedfordshire Design Guide (2023).
