Conditions or Reasons for Planning Application - CB/23/02925/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
3) Within 3 months of the site becoming operational a noise assessment shall be submitted to the Local Planning Authority. The assessment shall be made in accordance with BS4142:2014 at the nearest and/or most affected noise sensitive premises, with all machinery operating together at maximum capacity. Where this is not met, a noise mitigation scheme shall be submitted and thereby implemented in accordance with the approved scheme and retained and maintained thereafter.

Reason: In the interest of safeguarding residential amenity. (Section 15, NPPF)
4) The development hereby approved shall be implemented in accordance with the recommendations and measures stated in the Precautionary Working Method Statement and Biodiversity Method Statement Addendum Letter Report dated 26 January 2024 by SLR Consulting Limited.

Reason: To minimise the impacts of development on biodiversity, in accordance with Policy EE2 of the Central Bedfordshire Local Plan and Section 15 of the NPPF.
NPPF.
5) The development hereby permitted shall be removed and recycled and the site restored at the end of its operational life.

Reason: For the avoidance of doubt and to protect the openness of the Green Belt.

6) No external lighting shall be installed without the prior written approval of the Local Planning Authority.

Reason: To protect the character of the countryside and to safeguard the openness of the Green Belt. (Section 13 and 15, NPPF)
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:
