Conditions or Reasons:
1) On the balance of probabilities there is insufficient information provided to demonstrate that the implemented materials namely Plot 1 Marley Cedral weather boarding (cement fibre boarding), Plot 2 Marley Cedral weather boarding (cement fibre boarding) and Plot 3 Hardie Plank Cedar Horizontal Boarding (cement fibre wood effect boarding) have been in place for a continuous period of 10 years or more. Application references (CB/20/02211/VOC) & (CB/21/01315/DOC) fail to demonstrate that the implemented external materials have been approved for alteration. It was clear that the approved material was a natural wood produce, not cement board. The approved materials therefore should be capable of weathering. The implemented materials would not be considered to fall within the details of the approved materials and therefore the LDCE is not granted due to the development being undertaken without the benefit of planning permission.
