Conditions or Reasons:
1) The proposed development is of a siting, size, scale, form and design which is demonstrably at odds with the pattern and grain of development within the area and would not make a positive contribution to local distinctiveness having regard to the sensitive hilltop location beyond the settlement envelope of Pulloxhill. The proposal fails to meet the criteria under which the replacement of existing dwellings within the countryside can be considered acceptable. The proposed development is also therefore not of a high quality layout and design appropriate to its setting, and would be contrary to policies DC2, HQ1 and EE5 of the Central Bedfordshire Local Plan (2021), policies ND1, D1 and RC1 of the Flitton, Greenfield and Pulloxhill Neighbourhood Plan, and sections 12 and 15 of the National Planning Policy Framework (2023) and the Central Bedfordshire Design Guide (2023).
