Conditions or Reasons:
3) Prior to construction above slab level, details of materials to be used for the external walls of the front elevation of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

5) Notwithstanding the submitted details, full details of the 1.8m high privacy screen to be installed to both sides of the rear balcony shall be submitted to and approved in writing by the Local Planning Authority. The balcony privacy screens shall be installed in accordance with the approved details prior to first use of the balcony and retained as such thereafter.

Reason: In the interests of safeguarding neighbouring amenity.
