Conditions or Reasons:
1) The proposed outbuilding, due to its siting and when considering the character of dwellings and plots within the streetscene; would appear at odds with the grain of development in the surrounding area. The proposal would be deemed an inappropriate and harmful addition at the application site, that would have a detrimental impact on the character and appearance of the area, and Wrestlingworth Conservation Area. The proposal would be considered contrary to Policies HQ1 and HE3 of the Central Bedfordshire Local Plan, the Central Bedfordshire Design Guide, Sections 12 and 16 of the NPPF and Policy BE2 of the Wrestlingworth and Cockayne Hatley Neighbourhood Plan.
