Conditions or Reasons for Planning Application - CB/23/03005/FULL
Conditions or Reasons:
1) The proposed side dormer due to scale, design and orientation would appear out of keeping within the streetscene and would therefore result in a form of development which would be harmful to the street scene. As such, the proposal is contrary to the Central Bedfordshire Design Guide (2023), Policy HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
2) The proposal due to its design, orientation and use, would result in unacceptable overlooking to the rear private amenity space of No.50 Moreteyne Road. As such, due to the loss of privacy to the adjacent property the proposal is contrary to policy HQ1 of the Central Bedfordshire Local Plan, section 12 of the National Planning Policy Framework, and the Central Bedfordshire Design Guide (2023).
