Conditions or Reasons:
1) The proposed development, because of its size and unsympathetic / incongruous design regarding its scale, hipped roof and cladding, would be out of character with the existing dwelling and other similar properties in the locality harmful to the visual amenities of the area representing poor design. The proposal is therefore contrary to Policy HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF and Section 11 of the Central Bedfordshire Design Guide.
