Conditions or Reasons for Planning Application - CB/23/03114/FULL
Conditions or Reasons:
1) The proposed development is sited outside settlement envelopes within the open countryside. Due to the separation between the site and the services/ facilities in Potton together with poor and limited access to public transport, it is considered that the site is located in an unsustainable location, which will result in over-reliance on private vehicle. The development is therefore contrary to Policies SP7 and HQ1 of the Adopted Local Plan (July 2021), Policy H0-1 (Appendix E) of the Potton Neighbourhood Plan Adopted October 2019 and the National Planning Policy Framework.
2) By virtue of the proposals location it is considered that the development would adversely impact the character and appearance of the area by introducing a dwellinghouse in a prominent location within a rural setting. Therefore the proposal is harmful to the rural character of the area, including the intrinsic character and beauty of the countryside and is contrary to Policies HQ1, EE5 and SP7 of the Adopted Local Plan (July 2021) & the National Planning Policy Framework.
