Conditions or Reasons:
12) Details of the entrance/exit and no entry signage at the accesses, including the location of the signs shall be submitted to and approved in writing by the local planning authority and the development shall not be brought into use until the signage has been implemented in accordance with the approved details

Reason
For the avoidance of doubt and to inform users of the highway and the site which access is which for the ease of traffic movement (Policy HQ1 and T2 of the CBC Local Plan)
24) No above ground development shall take place on the two storey classroom block until a Sustainability Statement demonstrating how the proposal accords with policy CC1 of the Central Bedfordshire Local Plan has been submitted in writing and approved by the Local Planning Authority. The development shall then be constructed in accordance with the approved statement.
 
Reason: To ensure the development reduces the impact on climate change and carbon emissions (Policy CC1 of the Local Plan).
25) Within three months of occupation of the development hereby approved, a post-construction Verification Report shall be submitted to the LPA with evidence that the development achieved the requirements of Policy CC1 of the CBC Local Plan.

Reason: To ensure that the proposal is compliant with Policy CC1 of the CBC Local Plan.
26) No development shall commence (excluding the Sports Hall) until a final detailed design of the surface water drainage scheme, to manage surface water runoff from the development for up to and including the 1 in 100-year event (+40%CC), has been submitted to and approved in writing by the Local Planning Authority. The approved drainage works shall be completed prior to the completion or occupation of the approved classroom block on site whichever is the sooner. The final detailed design shall be based on the agreed '119330 - Woburn Sands - Fulbrook MS - Flood Risk Assessment-3.0' and DEFRAs Non-statutory technical standards for sustainable drainage systems (March, 2018), and shall be subsequently implemented and maintained as approved.
The detailed drainage to be provided shall include, at a minimum:
Where infiltration such as infiltration trenches and soakaways forms part of the drainage system, the results of soakage tests (carried out in accordance with BRE digest 365/CIRIA 156).
Total required volume of attenuation (m3) for the new impermeable areas and total volume of attenuation being provided (m3)

Reason: To ensure the approved system will function to a satisfactory minimum standard of operation and maintenance and prevent the increased risk of flooding both on and off site, in accordance with CBC Local policy CC3 to CC5 and NPPF Paras 159 to 169 Inclusive of foot notes 54 to 56 and its supporting technical guidance.
