Conditions or Reasons:
1) By reason of its overall scale, bulk and massing, it is not considered that the proposed extension is of the highest possible quality. The proposal would dominate and add considerable bulk to the existing garage to the detriment of its character and appearance. Therefore, the proposal would fail to be a subservient addition in contrast to Section 12 of the NPPF, Policy HQ1 of the Central Bedfordshire Local Plan and the Central Bedfordshire Design Guide.
2) The application site is washed over by the South Bedfordshire Green Belt. The proposed development would, taken together with the previous extensions to the existing, result in a garage extended to a cumulatively disproportionate degree having regard to the level of restraint appropriate within the Green Belt. Therefore, the proposal represents inappropriate development, harmful to the openness of the Green Belt and contrary to Section 13 of the NPPF, Policy SP4 of the Central Bedfordshire Local Plan and Section 11.32 of the Central Bedfordshire Design Guide.
