| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those specified within the External Materials Schedule and as shown on drawing number DRG.03G.
Reason: In the interests of the visual amenities of the locality. (Section 12, NPPF) |

The 1.8m high privacy screen to be installed to both sides of the rear balcony shall be installed in accordance with the details shown on drawing number DRG.03G prior to first use of the balcony and retained as such thereafter.

The first floor windows within both the eastern and western side elevations of the dwelling shall be permanently fitted with obscure glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the rooms in which the windows are installed.

Tree works undertaken to facilitate development shall strictly adhere to the recommendations made in Appendix 2 "Tree Data Schedule" and Section 11 "The Arboricultural Method Statement (AMS)", of the supporting document "Arboricultural Impact Assessment, Method Statement and Tree Protection Plan", dated 23rd March 2023 (Document Ref. TH 3716 B).
Reason: To ensure that only the recommended crown lifting work is carried out to the off-site Ash tree T1, and to the required standard of workmanship, so as to avoid unnecessary, unjustified or poor pruning work that would be to the detriment of the health and amenity value of this tree. (Section 15, NPPF) |

Throughout the course of development, all working practices shall strictly adhere to the requirements stipulated in Appendix 5 "General precautions and further information" of the supporting document "Arboricultural Impact Assessment, Method Statement and Tree Protection", dated 23rd March 2023 (Document Ref. TH 3716 B).
Reason: To ensure that all working methodology conforms to the requirements of good arboricultural practice, so as to avoid damage to trees that may occur through general construction activity. (Section 15, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers DRG.01A, DRG.100B, DRG.02F and DRG.03G.
Reason: To identify the approved plan/s and to avoid doubt. |
