Conditions or Reasons:
1) The proposed outbuilding and change of use of land to garden land will result in an unacceptable visual incursion into the open countryside and a detrimental impact on the established character of the wider rural landscape and pattern of development in this location, contrary to Policies SP7, HQ1 and EE5 of the Central Bedfordshire Local Plan (2021) and the NPPF.
