Conditions or Reasons for Planning Application - CB/23/03230/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those specified within the submitted application form.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Prior to commencement of works above slab level, the existing detached garage sited to the south east of the main dwelling shall be demolished and removed from the site.

Reason: In the interests of protecting the Green Belt from harm by way of inappropriateness and a loss of openness.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC.SLP.001, 0274, A-0010, 0229, 0134 and A-0011, A-0001.

Reason: To identify the approved plan/s and to avoid doubt.
