| Conditions or Reasons: | 1)
The development hereby permitted, including the stables, tack and storage buildings, and associated hardstanding, shall be solely for non-commercial stabling and exercising of horses by the owners of the land known as 'Green Gables' within the blue-line as shown on plan ref. 2023055-PL-010 Rev A, and for no other purpose.
Reason: In the interest of amenity and highway safety, in accordance with Policies HQ1, EE5 and T2 of the Central Bedfordshire Local Plan (2021) |

Within 3 months of the date of this decision, a soft landscaping scheme within the red-line and / or blue-line site shall be submitted to the Local Planning Authority, and shall include:
a) extent and location of proposed works shown on appropriate scale maps and plans, including types of plants; b) working methods; c) persons responsible for implementing the works; d) details of initial aftercare and maintenance for the first 5 years
Upon approval, works shall be carried out in strict accordance with those details and shall be implemented within the first planting season following approval.
Reason: In the interest of amenity, to ensure that the development is ecologically sensitive and to secure net gains in biodiversity, in accordance with Policies HQ1, EE2, EE3 and EE5 of the Central Bedfordshire Local Plan (2021). |

Within 3 months of the date of this decision, details of boundary treatment shall be submitted to the Local Planning Authority. Within 3 months of approval, boundary treatment shall be constructed in strict accordance with the approved details, and any existing boundary treatment which differs to that which has been approved shall be removed.
Reason: In the interest of the character and appearance of the surrounding area, in accordance with Policies HQ1 and EE5 of the Central Bedfordshire Local Plan (2021). |

a) within 3 months of the date of this decision, a flood evacuation plan shall be submitted to the Local Planning Authority, to include flood evacuation and escape routes, signing up to flood warning services, and signage, as necessary. Any necessary measures shall be fully implemented within 3 months of the approval of any details.
b) land levels shall not be raised across the red-line application site in perpetuity, as shown on plan ref. 2023055-PL-010 Rev A
Reason: To ensure that the development does not result in increased flood risk either within or outside of the application site, and that users of the site will be safe during flood events, in accordance with Policy CC3 of the Central Bedfordshire Local Plan (2021) |

Within 3 months of the date of this decision, a plan shall be provided to demonstrate where horse manure will be stored on site and the development shall be undertaken in accordance with the approval of any details.
Reason: In the interest of the amenities of neighbouring occupiers and air quality, in accordance with Policy CC8 of the Central Bedfordshire Local Plan (2021). |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plan, number 2023055-PL-010 Rev A.
Reason: To identify the approved plan/s and to avoid doubt. |
