Conditions or Reasons:
1) The proposed dwelling, by reason of its siting, excessive scale and design would be at odds with the settlement character and pattern of development of the surrounding area and would fail to positively respond to the character of its immediate setting, contrary to Section 12 of the National Planning Policy Framework (NPPF) and Policies SP7 and HQ1 of the Central Bedfordshire Local Plan (2021) and Section 6 of the Central Bedfordshire Design Guide (2023).
