Conditions or Reasons:
1) The proposed detached annexe building, by reason of its excessive scale and position forward of the building line along St Andrews Lane, would appear at odds with the pattern of development in the area and visually incongruous within the street scene of St Andrews Lane, contrary to Section 12 of the National Planning Policy Framework (2023) and Policy HQ1 of the Central Bedfordshire Local Plan (2021).
2) The proposed detached annexe building, by reason of its excessive scale, siting and the level of accommodation provided, would not be considered proportionate to the main dwelling, contrary to Section 12 of the National Planning Policy Framework (2023) and Policy HQ1 of the Central Bedfordshire Local Plan (2021) and Section 11 of the Central Bedfordshire Design Guide (2023).
