| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Within 6 months of the date of this permission, all existing buildings outlined in a red-dashed line on drawing no. 101-K shall be demolished and all resultant detritus completely removed from the site prior to the commencement of building works. Photographic evidence shall be supplied to the Local Authority immediately after the works.
Reason: In the interests of improving the openness of the Green Belt and rural location. (Sections 12 & 13 of the NPPF) |

Within 6 months of the date of this permission, the boundaries of the residential curtilage shall be set out and defined in accordance on plan no. 102-A and thereafter retained.
Reason: To limit the extent of the residentially used land having regard to the rural location of the site in the Green Belt. (Section 12, NPPF) |

Notwithstanding the provisions of Part 1 Class E of Schedule 2 to the Town and Country (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no buildings or other structures shall be erected or constructed within the curtilage of any of the properties without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the external appearance of the development and for the protection of the visual amenities and openness of the Green Belt. (Section 13, NPPF) |

Notwithstanding the provisions of Part 1, Class A of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions to the building hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the level of development having regard to the openness and visual amenities of the Green Belt. (Section 13, NPPF) |

The noise level in rooms at the development hereby approved shall meet the noise standard specified in BS8233:2014 for internal rooms and external amenity areas. Reason: To safeguard an acceptable standard of living for future occupiers |

Within 6 months of the date of this permission, the parking scheme shown on Drawing No. 101-K shall be completed. The scheme shall thereafter be retained for this purpose.
Reason: To ensure provision for car parking clear of the highway. (Section 94, NPPF) |

The bird boxes, hibernacula and wildlflower planting shall be implemented in accordance with the details shown on drawing no. 101-K. The planting shall be implemented by the end of the full planting season immediately following the completion of the development (a full planting season means the period from October to March). The planting shall subsequently be maintained and any which die or are destroyed during this period shall be replaced during the next planting season.
Reason: To restore existing habitats on site or create new habitats off site. (Section 15, NPPF) |

Within 6 months of the date of this permission, a scheme for the parking of cycles on the site has been submitted to and approved in writing by the Local Planning Authority. The scheme shall be fully implemented before the development is first occupied and thereafter retained for this purpose.
Reason: To ensure the provision of cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport. (Section 94, NPPF) |
10)
The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 101-K, 102, 102-A & 202.
Reason: To identify the approved plan/s and to avoid doubt. |
