Conditions or Reasons:
1) The proposed extension by reason of its siting, design, scale and form would result in an unacceptable and harmful impact on the character and appearance of the area. Moreover, by reason of the associated erection of a screen/ balustrade to create a first floor rear balcony in close proximity to the boundary with the adjoining property would create a unacceptable loss of privacy to the rear garden of No 48 Sutton Mill Lane. Therefore, the proposal is not considered to be a high standard of design and is contrary to policy HQ1 of the Adopted Local Plan, the Central Bedfordshire Design Guide (August 2023), and Section 12 of the National Planning Policy Framework (2023).
2) The plans as submitted contains insufficient information due to inaccuracies and discrepancies between each plan to enable an accurate assessment of the application including visual and residential amenity impact. As such the proposal is contrary to Policy HQ1 of the Adopted Local Plan and Section 12 of the NPPF.
