Conditions or Reasons:
1) The proposed extension, in combination with previous extensions to the property, would represent disproportionate additions to the original dwelling, constituting inappropriate development in the Green Belt and resulting in harm to the openness of the Green Belt. No factors that would amount to very special circumstances to outweigh the harm to the Green Belt by way of inappropriateness and impact upon openness have been demonstrated. As such, the proposal is contrary to Section 13 of the National Planning Policy Framework, Policy SP4 of the Central Bedfordshire Local Plan and Section 11 of the Central Bedfordshire Design Guide.
