Conditions or Reasons:
3) Prior to the development commencing, the developer shall undertake a condition survey of the stretch of carriageway between the A5 junction with Dunstable Road to the junction to the application site with Stanbridge Road. The survey shall establish its baseline condition with the finding submitted to the Local Planning Authority for its written agreement and shall include pictures to support those findings. A further condition survey shall be carried out within 1 month of substantial completion of the works associated with the application. The survey shall identify any deterioration of that stretch of Dunstable Road-Stanbridge Road compared with the baseline condition survey and detail any remedial works necessary to maintain the integrity of the highway. The findings of each condition survey shall be submitted to the Local Planning Authority within 1 month of such a survey being carried out for its agreement in writing. Further, any such approved remedial works shall be carried out at the developer's expense within 6 months of the Local Planning Authoritys written approval.
