Conditions or Reasons:
2) Before any works are undertaken to the existing hedgerow along the northern boundary of the site and before the access hereby permitted comes into first use associated with the approved development, a plan showing the extent of works required to the hedgerow, including any reduction to acheive the necessary vehicular visibility splays and any enhancement works, shall be submitted to and approved in writing by the Local Planning Authority. The works shall be carried out in strict accordance with the details thereby approved.

Reason: To control the type and level of work being undertaken to an important landscaping feature in the area. To accord with the objectives of Policy EE4 of the Central Bedfordshire Local Plan (2021).
3) Details of a suitable crossing point within the development shall be submitted to and approved by the Local Planning Authority before first occupation of the development. The details thereby permitted shall be carried out in full accordance with details thereby approved.

Reason: To ensure adequate accessibility is available for all persons in the community. To accord with the objectives of HQ1 of the Central Bedfordshire Local Plan (2021).
