| Conditions or Reasons: | 1)
Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 2015 or any amendments thereto, the parking and manoeuvring provision for the site as detailed on the approved plans shall not be used for any purpose other than as parking and manoeuvring provision unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason To retain adequate parking and manoeuvring provision for the development hereby permitted without adversely affecting the convenience of site and road users. |

The external sound level (Rating Level) emitted from plant, machinery or equipment at the development hereby approved shall not exceed levels 32 dB(A) and 39 dB(A) outside of any dwelling located on Ridgeway Avenue and to the west of Luton and Dunstable Busway respectively. The assessment shall be made in accordance with BS4142:2014 at the nearest and/or most affected noise sensitive premises, with all machinery operating together at maximum capacity.
Within six months of the application being approved, a post installation noise measurement shall be carried out to confirm compliance with the Rating Levels approved herein and additional steps to mitigate noise shall be taken if they are exceeded. Approved details shall be implemented and thereafter be permanently retained.
Reason To ensure an acceptable living environment for neighbouring occupiers (CC8 and HQ1 of the CBC Local Plan). |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2233-P02 Rev A, 2233-EX01 Rev A, 2233-EX02 Rev A, 2233-EX03 Rev A, 2233-EX05 Rev A, 2233-EX06, 2233-LOC01 Rev A, 2233-LOC02 Rev A, 2233-P01 Rev A, 2233-P03 Rev A, 2233-P05 Rev A and 2233-P06 Rev A.
Reason: To identify the approved plan/s and to avoid doubt. |
