Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: Site Location Plan, Roof 3D Plan and Existing and proposed elvations.
Reason: To identify the approved plan/s and to avoid doubt. |

Notwithstanding the details submitted with the application the roof works hereby approved shall use the following materials and methods which have been agreed by the Local Planning Authority through discussion and the agreement of representative samples, on site, on the 14th May 2024, unless otherwise agreed in writing by the Local Planning Authority prior to any of the approved roof works being undertaken on site:
proposed replacement roof tile sourced reclaimed clay 'Norfolk Pans' (pantiles) proposed ridge tile reclaimed from the existing roof with any shortfall made up with 'hogs back' clay ridge tiles to match; the ridge tiles shall be fully mortar bedded, and not sit higher than the ridge of No.6 Sand Lane adjoining proposed incorporation of a bonding gutter any incorporated bonding gutter shall be installed in 'closed gutter' form, with tiling laid across in overlap
The approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located, and for the avoidance of doubt (Section 16, NPPF) |

Notwithstanding the details submitted with the application no work of alteration, modification, removal or replacement, in whole or part, of any element of the existing structural roof framing of the building (eg. rafters and purlins) shall be undertaken without the express prior written agreement of the Local Planning Authority, and any such work shall be undertaken thereafter strictly in accordance with the agreed details.
Reason: To ensure that the works hereby approved are undertaken with due regard to, and in safeguarding of, the historic fabric and character of this listed building in all respects and to avoid doubt (Section 16, NPPF) |

Notwithstanding the details submitted with the application any works of internal and external 'making good' required as a result of implementation of the works hereby approved or in remediation of internal water ingress resulting from previous roof cover defects (ie ceiling repair) shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional detailing and character of the building, close-matching with existing materials as appropriate.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |
