Conditions or Reasons:
1) The proposed extensions, by virtue of their excessive scale, height, massing, and unsatisfactory design, would dominate the original dwellinghouse, resulting in detrimental harm to the traditional character and appearance of the non-designated heritage asset. The proposal would also result in disproportionate additions which would not be subservient to the host dwelling. The proposal is therefore not of a high-quality design and fails to preserve and enhance the special character, significance and historic interest of the building contrary to policies HQ1 and HE3 of the Central Bedfordshire Local Plan (2021), sections 12 and 16 of the National Planning Policy Framework (2023) and the Central Bedfordshire Design Guide (August 2023).
