Conditions or Reasons:
1) The extension of the current opening hours to the hot food takeaway use would cause an intensification of use over an extended period of time into antisocial hours of the day and because of its close relationship with neighbouring residential properties would cause noise and disturbance. This would cause unacceptable harm to the amenities of nearby residential properties and would result in undue harm to the character and appearance of the area. The proposal is therefore contrary to Policy HQ1 and CC8 of the CBC Local Plan, Chapter 12 of the NPPF and the Central Bedfordshire Design Guide.
