| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Before the development is brought into use, the proposed development shall be carried out and completed in all respects in accordance with the access siting and layout illustrated on the approved plans No. PL-001 Rev D & TRACK-01 and defined by this permission and, notwithstanding the provision of the Town and Country Planning General Permitted Development Order 2015, (or any Order revoking or re-enacting that Order) there shall be no variation without the prior approval in writing of the Local Planning Authority.
Reason
To ensure that the development of the site is completed insofar as its various parts are interrelated and dependent one upon another and to provide adequate and appropriate access arrangements at all times (Policy T2, Central Bedfordshire Local Plan, 2021). |

No building shall be brought in to use until the junction radii improvements to the existing access with the highway, as shown on drawing ref: TRACK-01 and PL-001/ rev D, have been constructed in accordance with the approved details.
Reason
In order to minimise danger, obstruction, and inconvenience to users of the highway and the premises (Policy T2, Central Bedfordshire Local Plan, 2021). |

The turning space for vehicles illustrated on the approved Plan TRACK-01 shall be constructed before the development is first brought into use and made available for all vehicles servicing the development.
Reason
To enable vehicles to draw off, park and turn outside the highway limits thereby avoiding the reversing of vehicles on to the highway (Policy T2, Central Bedfordshire Local Plan, 2021) |

Before the existing access is brought into use for this planning application, any existing access within the frontage of the land to be developed, not incorporated in the access hereby approved shall be closed in a manner to the Local Planning Authority's written approval and constructed in accordance with the approved details.
Reason In the interest of road safety and to reduce the number of points at which traffic will enter and leave the public highway (Policy T2, Central Bedfordshire Local Plan, 2021) |

Details of kerbing with drainage on the opposite side of the road to the junction of the proposal for the length of the access and radii shall be submitted to and approved in writing by the local planning authority, and the approved details shall be implemented prior to the development being brought into use.

To avoid overrun of the verge by manoeuvring vehicles, damage to the carriageway edge and extraneous materials being dragged onto the carriageway where they may cause a skidding issue (Policy T2, Central Bedfordshire Local Plan, 2021) |

Details shall be submitted to and approved in writing by the local planning authority of signage/keep clear hatching to indicate the delivery/service vehicle parking and turning area. The approved details shall be implemented prior to the development being brought into use.
Reason For the avoidance of doubt and to provide adequate service/delivery vehicle parking and turning to enable the vehicle to leave the site in forward gear (Policy T2, Central Bedfordshire Local Plan, 2021) |

The premises hereby approved shall not be used except between 08:00 to 18:00 hours Monday Friday, 08:00 to 13:00 on Saturdays and at no time on Sunday, Bank or Public Holidays without the prior agreement in writing of the Local Planning Authority.
Reason
To protect the amenity of neighbouring occupiers (Policy HQ1 Central Bedfordshire Local Plan and Chapter 12 NPPF). |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.
Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF) |

11)
Prior to the installation of any external lighting, details including the design of the lighting unit, any supporting structure, and the extent of the area to be illuminated, shall be submitted to and approved in writing by the Local Planning Authority. Only the details thereby approved shall be implemented.

The development hereby permitted shall be used only as shown on approved drawing ref: PL-001/ rev D and for no other uses.
Reason: To ensure that the Local Planning Authority maintains proper planning control in view of the special circumstances of the site and to protect the residential amenities of adjoining occupiers (Policy HQ1, Central Bedfordshire Local Plan, 2021) |

Prior to the occupation of the development hereby approved, details of proposed charging points and ducting within the additional car parking spaces shown on drawing ref; PL-001 rev D shall be submitted to and approved in writing by the local planning authority. Details to be submitted should include: Proposals to provide a minimum number charging points within the site for the charging of electric vehicles (in accordance with the Electric Vehicle Charging Point SPD), together with associated signed / delineated car parking spaces, where required. Details of the specifications of charge points including power output, ducting / cable routes to all other car parking spaces within the site to enable charging points for the charging of electric vehicles to be provided for all other parking spaces in the site in the future. Equipment design and colour. A management and maintenance scheme outlining how the charging points and associated car parking spaces will be managed and operated. The process users can go through to activate passive charging points.
The approved development shall not be occupied until the scheme has been provided in accordance with the approved details, including the approved ducting / cable routes. The charging points and associated car parking spaces shall thereafter be retained, as approved, and shall remain available for use. The charging points and associated car parking spaces shall be managed and operated at all times in complete accordance with the approved Charge Point Operation and Management Strategy (or alternative method statement as may have been approved in writing by the local planning authority).
Reason: To ensure that adequate parking with facilities for the charging of electric vehicles are provided in accordance with Policies HQ1, T5, T3, T2 and CC1 of the Central Bedfordshire Local Plan (2021). |

Prior to first occupation of the development hereby approved, a landscaping scheme to include all hard and soft landscaping and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.
