Conditions or Reasons for Planning Application - CB/23/03527/FULL
Conditions or Reasons:
1) The proposed extensions and rear dormer by reason of their siting, design, scale and form would result in an unacceptable and harmful impact on the character and appearance of the area and the original dwelling. Moreover, by reason of the size and close proximity of the extension to the boundary with adjoining properties it would create a unacceptable overbearing impact and loss of light to Nos 1 and 2 Mill Close. Therefore, the proposal is not considered to be a high standard of design and is contrary to policy HQ1 of the Adopted Local Plan, the Central Bedfordshire Design Guide (August 2023), and Section 12 of the National Planning Policy Framework (2023).
