Conditions or Reasons:
1) In the absence of a safe and convenient pedestrian link between the site and the built-up settlement of Sandy, it is considered that the site is located in an unsustainable location, which will result in future visitors and employees of the development having an over-reliance on private vehicles to access the site. The development is therefore contrary to Policies T1, T2 and HQ1 of the Central Bedfordshire Local Plan (2021) and the principles of sustainable development as set out in Section 9 of the National Planning Policy Framework 2023.
