Conditions or Reasons:
1) The proposed development, by reason of the site layout and the design and siting of the proposed dwelling, would fail to respect the existing grain of development, and would result in the overdevelopment of the site, with an inadequate provision of amenity space for the existing dwelling and a dwelling which fails to meet the required internal space standards. The cumulative impacts of the development would result in the over intensification of the site, which would fail to represent high quality design, and would be to the detriment to the character and appearance of the surrounding area. The proposal would be in conflict with Policies HQ1, HQ8 and H2 of the Central Bedfordshire Local Plan (2021) and Policy HO-1 of the Potton Neighbourhood Plan (2019).
2) The proposed development would result in an under provision of parking and insufficient information has been provided to demonstrate that vehicles will be able to enter and exit the site in a forward gear, which would lead to conditions of danger and inconvenience to users of the highway, contrary to Policies T2 and T3 of the Central Bedfordshire Local Plan (2021).
3) Insufficient information has been submitted to demonstrate that the proposed development would be safe from flooding for the lifetime of the development and would not increase flood risk within and beyond the site or impede flowpaths, in conflict with Policies CC3 and CC5 of the Central Bedfordshire Local Plan (2021).
4) Insufficient information has been submitted to demonstrate that the proposed development would not result in a loss of trees and hedgerows which are of amenity and ecological value and that the proposal would provide net gains in biodiversity, in conflict with Policies EE2, EE4 and EE8 of the Central Bedfordshire Local Plan (2021) and Policy EV-5 of the Potton Neighbourhood Plan (2019).
