Conditions or Reasons for Planning Application - CB/23/03691/FULL
Conditions or Reasons:
1) The development fails to provide satisfactory internal floor space, resulting in substandard accommodation and a poor living environment for any future occupiers. The development therefore conflicts with Policies HQ1 and H2 of the Central Bedfordshire Local Plan (2021), the National Planning Policy Framework (2021), the Nationally Described Space Standards (2015) and the Central Bedfordshire Design Guide.
2) The development would fail to provide adequate parking provision for a new dwelling thereby resulting in an increase in on street parking, within a restricted parking area, resulting in unacceptable traffic congestion and safety hazards to users of the highway. The proposal would as such be contrary to Policies T2 and T3 of the Central Bedfordshire Local Plan, the Parking Standards for New Developments SPD, the Central Bedfordshire Design Guide and Section 9 of the NPPF.
