| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 7CHL/SK01, 7CHL/SK02, 7CHL/SK03, 7CHL/SK04, 7CHL/SK05, 7CHL/SK06, 7CHL/SK07, 7CHL/SK08, 7CHL/SK09E, 7CHL/SK10A, 7CHL/SK11E, 7CHL/SK12F, 7CHL/SK13A, 7CHL/SK14D, 7CHL/SK15A.
Reason: To identify the approved plan/s and to avoid doubt. |

Prior to any development including clearing works all tree protection barriers and ground protection shall be installed and positioned in strict accordance with Section 11.0 "Arboricultural Method Statement", Appendix 4.0 "Specifications for tree protective measures", and Appendix 9.0 "Tree Protection Plan" (Drawing No. TH/A3/4283/TPP), of the supporting document "Arboricultural Impact Assessment, Method Statement and Tree Protection Plan (to BS 5837 : 2012)", dated 13th November 2023 (Document Ref. TH 4283), as prepared by Trevor Heaps Consultancy Ltd.. The tree protection barriers and ground protection shall then remain securely in position throughout the entire course of development works.
REASON: To protect the designated Root Protection Areas of adjacent trees from compaction, asphyxiation, excavation, and chemical contamination damage, so as to maintain tree health, anchorage and amenity value. |

Areas of the new decking shall be constructed in accordance with Section 9.7 "New area of decking", Section 11.0 "Arboricultural Method Statement", and Appendix 9.0 "Tree Protection Plan" (Drawing No. TH/A3/4283/TPP), of the supporting document "Arboricultural Impact Assessment, Method Statement and Tree Protection Plan (to BS 5837 : 2012)", dated 13th November 2023 (Document Ref. TH 4283), as prepared by Trevor Heaps Consultancy Ltd.
REASON: To ensure that working methodology connected with the construction of the decking duly complies with good Arboricultural practice. |

Throughout the course of development, all working practices and Arboricultural supervision must adhere to the recommendations set out in Section 12.0 "Arboricultural Supervision", and Appendix 5 "General precautions and further information", of the supporting document "Arboricultural Impact Assessment, Method Statement and Tree Protection Plan (to BS 5837 : 2012)", dated 13th November 2023 (Document Ref. TH 4283), as prepared by Trevor Heaps Consultancy Ltd.
REASON: To ensure that trees are not damaged by poor working practices and inappropriate ancillary development activity, and that the recommendations stipulated in the Arboricultural Method Statement are being adhered to. |
7)
The balcony hereby permitted shall not be used in any way until the obscure screens as shown on plan numbers 7CHL/SK14D and 7CHL/SK12F have been fully installed in the locations shown on plan number 7CHL/SK09E. The screens shall be retained in perpetuity unless otherwise agreed in writing by the Local Planning Authority.
Reason: To protect the privacy of adjacent dwelling houses. CBLP- HQ1. |
