Conditions or Reasons for Planning Application - CB/23/03711/REG3
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
3) The demolition works hereby approved shall be completed and all of the materials and fabric from the demolished [building(s)/structure(s)] shall be removed from the site within 6 months of the commencement of the demolition works.

Reason: In the interests of the visual amenities of the area.

4) The demolition as approved relates to demolition of the Ambulance Station (as shown on dwg. no. numbers DO3-144-DEMO) to ground level only. No below ground clearance of the site shall be undertaken as part of this planning permission.

Reason: In the interest of safeguarding archaeological and aboricultural interests and to ensure no risks of ground contamination.

5) Within 6 months of the completion of the demolition, any existing access within the frontage of the land to be developed shall be closed in a manner to the Local Planning Authority's written approval and constructed in accordance with the approved details.

Reason: In the interest of road safety and the convenience of users of the public highway.(Section 9, NPPF)
6) Prior to demolition, a Demolition Method Statement shall be submitted to the Local Planning Authority for approval, based on the need to identify and avoid the presence of adjacent trees, and to adopt a "top down, pull back system", with machinery remaining within the footprint of the existing building and hardstanding, and not encroaching beyond existing hardstanding onto soft landscaped areas.

Reason: To prevent canopy damage and rooting medium compaction / soil contamination damage to adjacent trees that may be incurred from demolition works, by adopting procedures and working methodology whereby such damage will be avoided.

7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers DO3-144-DEMO (Site Location and Block Plan) and 23-006-ELE (Existing Elevations).

Reason: To identify the approved plan/s and to avoid doubt.
