Conditions or Reasons for Planning Application - CB/23/03783/VOC
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of the original permission - 08 April 2022.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers D90500 Sheet 2 Rev 03a Existing Site Block Plan 14.02.2022, D90500 Sheet 1 Rev 03a Site Location Plan 14.02.2022, D90500 Sheet 6 Rev 04 Proposed Site Block Plan 16.01.24, D90500 Sheet 5 Rev 04 Proposed Elevations 16.01.24, D90500 Sheet 4 Rev 04 Proposed Floor Plan 16.01.24, D90500 Sheet 3 Rev 03 Existing Floor Plan and Elevations 24.01.2022, and D90400 Sheet 4 Rev 03 Main Site Planning Consent Plan 22.11.2023.

Reason: To identify the approved plan/s and to avoid doubt.
3) The external lighting shall be installed in accordance with the details which have been submitted to and approved in writing by the Local Planning Authority under application reference CB/22/03344/DOC:

LUXULTRA LXFLD Mercury LED Flood-datasheet Condition 5 - 17.08.2022 & Vandyke New Extension Report Condition 5 - 17.08.2022.

Reason: To protect the visual amenity of the site and its surrounding area.
(Section 12, NPPF)
4) All ecological measures and/or works shall be carried out in accordance with the details contained in the December 2021 Ecological Appraisal as already submitted with the planning application and agreed in principle with the local planning authority prior to determination.

Reason: In the interests of securing a biodiversity net gain and ensuring the development does not have a negative impact of biodiversity
(NPPF Section 15, Local Plan Policy EE2)
5) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Environmental Code of Practice https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning/3

Reason: In order to minimise the impact of development on existing trees, landscape features and biodiversity (Section 15, NPPF)
