Conditions or Reasons:
1) Due to the scale, design and massing of the proposal, it would constitute a poor quality design, in a visually prominent location, resulting in significant visual harm that would adversely affect the character and appearance of the area and the host dwelling. As such the proposal would be contrary to Section 12 of the National Planning Policy Framework (2023), Policy HQ1 of the Central Bedfordshire Local Plan (2021) and Section 11 of the Central Bedfordshire Design Guide (2023) and Policy M3 of the Maulden Neighbourhood Plan, (2024)
