Conditions or Reasons:
23) No reserved matters shall be submitted within a development area until a development area design code (ADC), for that development area has been submitted to and approved in writing by the Local Planning Authority.

Each ADC shall accord with the details for the development area approved pursuant to the SWMP (Condition 5), the SWDC (Condition 6) and the AMP (Condition 22) shall include details of:

The area to be covered by the code
Frontage types
Heights
Building forms
Architectural style and treatment
Treatment of public highways
Treatment of on and off highway walking and cycling infrastructure
Building materials palette
Surface materials palette
Street furniture and design and lighting design
Soft landscape
Signage
Broadband access infrastructure, smart access infrastructure or its equivalent
Outdoor sport facilities and structures associated with playing fields.
The treatment of land beneath retained electricity pylons

The development hereby permitted will be implemented only in accordance with the approved details contained within the ADC relevant for each reserved matters.

Reason: To ensure that the Development area Design Codes are of a localised nature and is produced to assist in setting out the details of the development in a planned manner. To ensure that the details and appearance of the development are acceptable to the Local Planning Authority and in accordance with Policy BE8 of the South Bedfordshire Local Plan (2004), Policy 43 of the emerging Development Strategy Central Bedfordshire for Pre-Submission and Paragraph 59 of the National Planning Policy Framework (2012) (as amended).
