Conditions or Reasons for Planning Application - CB/23/03820/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall be carried out in accordance with the recommendations set out in the RGS Tree Report Survey dated November 2023.

Reason: To safeguard the existing trees on the site in the interests of visual amenity.

3) The service trench shall be hand dug in accordance with the recommendations set out in the RGS Tree Report Survey dated November 2023 and shown on drg no: appendix 3.

Reason: To safeguard the curtilage listed wall.

4) Notwithstanding the details submitted, the external materials shall be carried out as follows:

Replacement windows shall be carried out in slimline conservation style white aluminium
The Common Room building shall be clad in timber 150x20mm European larch cladding board, left with a natural finish
The plant room shall be constructed of metal claddling and coloured juniper green
The new external air duckwork to be attached to the side (north east) elevation of the sports hall shall be powder coated to match the light colour of brickwork.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:
