Conditions or Reasons for Planning Application - CB/23/03829/FULL
Conditions or Reasons:
1) The proposed dwelling would occupy a siting which would be at odds with the existing grain of development and strong conformity and pattern of dwellings within the surrounding area. The cumulative impact of a dwelling in this siting, uncharacteristic of the surrounding area, and in an overly elevated and prominent siting, would result in an inappropriate addition to the application site, visually harmful to the character and appearance of the area and setting of the Clophill Conservation Area. As such, the proposed dwelling would be contrary with Policies HQ1 and HE3 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Sections 12 and 16 of the NPPF.
2) The proposed dwelling would result in the intensification of the use of a substandard access, which makes no provision for adequate driver/driver intervisibility and would therefore lead to conditions of danger and inconvenience to users of the highway and dwelling(s), contrary with Policies T2 and T3 of the Central Bedfordshire Local Plan and the Parking Standards for New Developments SPD.
