| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than five years from the date of this permission.
Reason: To comply with paragraph A.3 (11) (a) of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) . |

Prior to development, a Construction Method Statement and Timetable shall be submitted to the Local Planning Authority for approval, based on the heads of terms summary being outlined in the Arboricultural Method Statement, which forms Appendix B of the supporting document "Arboricultural Impact Assessment", (Document Ref No. 5019/DR.23) dated November 2023, as prepared by ACS Consulting. The approved Construction Method Statement shall then be implemented in strict accordance with the approved Timetable.
Reason: To ensure that construction methods adhere to the heads of terms being identified in the Arboricultural Method Statement, and are therefore in accordance with good arboricultural practice. |

Tree pruning and crown reduction work, which has been identified as being required to facilitate development, shall adhere to, and not exceed that, being specified on the plan drawing "Arboricultural Layout/Protection Plan" (ACS Ref. ARB/5019/Y/200) and the Section "Tree Felling/Stump Removal/Tree Pruning" of Appendix B "Arboricultural Method Statement", of the supporting document "Arboricultural Impact Assessment", (Document Ref No. 5019/DR.23) dated November 2023, as prepared by ACS Consulting.
Reason: To ensure that only the minimum required tree works needed to facilitate development are carried out, thereby avoiding unnecessary and unjustified tree work, which would otherwise be to the detriment of the surrounding woodland. |

Prior to development, and following all permitted tree surgery work, all tree protection barriers and ground protection shall be installed and positioned in strict accordance with Appendix B "Arboricultural Method Statement" and the plan drawing "Arboricultural Layout/Protection Plan" (ACS Ref. ARB/5019/Y/200), which forms part of the supporting document "Arboricultural Impact Assessment", (Document Ref No. 5019/DR.23) dated November 2023, as prepared by ACS Consulting.
Reason: To provide a secure Construction Exclusion Zone around the designated Root Protection Areas of retained trees, and to protect the existing pathway system from compaction damage and vehicle encroachment, so as to ensure that the rooting system, rooting medium and existing canopy spread of adjacent trees will not be damaged by construction works, so as to maintain tree health, anchorage, physical integrity, amenity and biodiversity value. |

Throughout the course of development, all working methodology, arboricultural supervision, and general precautions shall conform to the requirements set out in Appendix B "Arboricultural Method Statement", and the "Arboricultural Layout/Protection Plan" (ACS Ref. ARB/5019/Y/200) of the supporting document "Arboricultural Impact Assessment", (Document Ref No. 5019/DR.23) dated November 2023, as prepared by ACS Consulting.
Reason: To ensure that all working practices are undertaken in strict accordance with good arboricultural practice, and are in full compliance with the required methodology. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 100/A, 200/A, 201/B, 300/A, 301/B.
Reason: To identify the approved plan/s and to avoid doubt. |
