Conditions or Reasons for Planning Application - CB/23/03851/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials those detailed on plan number: 22345-01 Rev: A.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The building shall only be used for purposes incidental to the enjoyment of the dwelling.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area.

4) Prior to the occupation of the development hereby approved, the parking layout shown on drawing no. 22345.01 Rev: A shall be completed in strict accordance with the approved plan and thereafter be kept for the purpose of parking vehicles.

Reason: In order to minimise danger, obstruction and inconvenience to users of the highway (CBLP: Policies T2 & T3).
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plan number: 22345-01 Rev: A.

Reason: To identify the approved plan/s and to avoid doubt.
