Conditions or Reasons for Planning Application - CB/23/03870/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in the materials as described drawing numbers 2124_000, 2124_001, 2124_100, 2124_101, 2124_102, 2124_103, 2124_104, 2124_105, 2124_106, 2124_107, 2124_200, 2124_300, 2124_301, 2124_302, 2124_303, 2124_400, 2124_401, 2124_402, 2124_403, 2124_500.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) All ecological measures and/or works shall be carried out in accordance with the details contained in the 2023 Bat Emergence and Re-entry Surveys as already submitted with the planning application and agreed in principle with the local planning authority prior to
determination.
Reason: To ensure that works are ecologically sensitive and do not result in adverse impacts to protected species.

4) The development hereby permitted shall only be used as an annexe the dwelling known as The Old School Works and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2124_000, 2124_001, 2124_100, 2124_101, 2124_102, 2124_103, 2124_104, 2124_105, 2124_106, 2124_107, 2124_200, 2124_300, 2124_301, 2124_302, 2124_303, 2124_400, 2124_401, 2124_402, 2124_403, 2124_500.

Reason: To identify the approved plan/s and to avoid doubt.
