Conditions or Reasons:
1) The proposed single storey rear extension, front dormer and rear dormer windows would not constitute high-quality design and would result in inappropriate and unacceptable additions at the application site, to the detriment of the character and appearance of the dwelling itself, and surrounding area. These aspects of the proposal would be in direct conflict with Section 11 of the Central Bedfordshire Design Guide, Policy HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
2) The proposed single storey rear extension due to depth, height and proximity to the site boundary would result in a detrimental loss of light and an overbearing impact on occupants of neighbouring dwelling No. 8 Nightingale Mews, contrary with Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
3) The proposed development fails to make adequate provision for off-street parking, and if permitted would lead to an increase in on-street parking, thereby resulting in unacceptable traffic congestion and additional hazards to users of the car park and Nightingale Mews, contrary with the Parking Standards for New Developments SPD and Policies T2 and T3 of the Central Bedfordshire Local Plan.
