Conditions or Reasons:
1) The proposed two-storey side extension would result in a disproportionate and unsympathetic addition to the dwellinghouse. The proposal would focus substantial built form to one edge of the site, overwhelming the character and footprint of the existing building. Its siting, minimally set down from the ridgeline of the existing dwelling, would do little to ameliorate the bulk and mass of the proposed extension, thereby contributing to poor-quality design, to the detriment of the character and appearance of the dwelling and surrounding area, contrary with Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
