Conditions or Reasons:
1) The design, by virtue of the side and rear dormers, and introduction of a crown roof would result in an unacceptable roof form. The increased bulk and massing would not relate well to the host dwelling, resulting in a poor quality design which would be detrimental to the character and appearance of the dwelling and wider streetscene. In addition, the side dormer would result in a loss of privacy to the private amenity space of the occupiers at No. 101 Manor Road. The proposal is therefore considered to be contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide, the Caddington and Slip End Neighbourhood Plan (2016-2031) and Section 12 of the NPPF.
