1) The two-storey front extension, by reason of its overall scale and position to the front of the property, would dominate the frontage of the property and would appear as an incongruous and prominent addition to the street scene, harmful to the character and appearance of the surrounding area, contrary to Section 12 of the National Planning Policy Framework (2023), Policy HQ1 of the Central Bedfordshire Local Plan (2021) and Section 11 of the Central Bedfordshire Design Guide (2023).
