Conditions or Reasons for Planning Application - CB/23/03965/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
3) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Environmental Code of Practice https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning/3

Reason: In order to minimise the impact of development on existing trees, landscape features and biodiversity (Section 15, NPPF)
4) The building hereby approved shall be used only for agricultural storage purposes as defined in Section 336(1) of the Town and Country Planning Act 1990 (as amended) in connection only with the agricultural unit on which it is located. The building shall not be used for any repairs/ maintenance purposes at any time.

Reason: To ensure that the building is used for agricultural purposes only since it lies within a rural area where restrictive planning policies apply and where only that development needed to meet the essential requirements of the locality is permitted (Policies EE5 and HQ1, Central Bedfordshire Local Plan, 2021)
5) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building, and as shown on approved drawing ref: 1963/ 1B and submitted application form.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1963/ 1B; CBC01; CBC02

Reason: To identify the approved plan/s and to avoid doubt.
