Conditions or Reasons:
1) By virtue of the siting, design and height of the development, there would be significant overlooking to the rear gardens of neighbouring properties 10, 11 and 12 Mandrell Close. This would result in a detrimental loss of privacy to the occupiers of these dwellings. As such, the development is contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
