Conditions or Reasons for Planning Application - CB/23/04010/FULL
Conditions or Reasons:
1) The proposed extensions, by reason of their scale, bulk and massing, would fail to be subservient or proportionate to the host dwelling. When taken together, the proposed extensions are considered to dominate the host dwelling and detract from the original character and appearance of the property. Consequently, the proposal is considered to result in visual harm to the property and would fail to remain sympathetic to the character and appearance of the streetscene. Therefore, the proposal would be contrary to Section 12 the NPPF, Policy HQ1 of the Central Bedfordshire Local Plan, Sections 11.21 and 11.22 of the Central Bedfordshire Design Guide and Policy D1 of the Flitton, Greenfield and Pulloxhill Neighbourhood Plan.
2) The proposed garage, would be set forward of the principal elevation of the dwellinghouse and would appear instrusive within the streetscene. By virtue of its scale, design and siting, the proposed garage would not be subservient or in proportion to the host dwellinghouse. Therefore, the proposal would be contrary to Sections 11.29 and 11.31 of the Central Bedfordshire Design Guide, Policy HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
