| Conditions or Reasons: | 1)
No work shall commence on the external finishes of the dwelling hereby approved until details of the materials be used for the external walls and roofs of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The boundary treatment shall be completed in accordance with the details approved under application reference CB/22/02360/DOC (Block Plan 2021/1009/20A) before the buildings are occupied and be thereafter retained.

Prior to development, all tree protection fencing and ground protection shall be constructed, installed and positioned in strict accordance with Section 7 "Arboricultural Method Statement notes" and Appendix (b) "Tree Survey and Protection Plan" (Drawing No. TSP DD 04 Rev. B), of the supporting document "Tree Report, Arboricultural Impact Assessment" (Document Ref. CAT PDS 0161-30.11.2017 - Revised 28th April 2021) as prepared by C.A.T. Landscape Consultancy. The tree protection fencing and ground protection shall then remain securely in position throughout the entire course of construction works, unless stipulated otherwise in the Arboricultural Method Statement.
Reason: To protect the designated Root Protection Areas around retained trees by the establishment of a secure Construction Exclusion Zone, or to enable appropriate ground protection measures where this is indicated on the approved Tree Protection Plan, and specified in the Arboricultural Method Statement, so as to maintain tree health, stability and amenity value. Throughout the course of development, all construction of "no-dig" areas, sequencing of operations, service provision and site supervision shall fully comply with Section 7 "Arboricultural Method Statement notes" and Appendix (b) "Tree Survey and Protection Plan" (Drawing No. TSP DD 04 Rev. B), of the supporting document "Tree Report, Arboricultural Impact Assessment" Document Ref. CAT PDS 0161-30.11.2017 (revised 28th April 2021) as prepared by C.A.T. Landscape Consultancy.
Reason: To ensure that all working methodology is in accordance with arboricultural best practice, and is in full compliance with the Arboricultural Method Statement, so as to ensure that tree roots and rooting medium are protected from any adverse effects caused by construction activity, so as to prevent root damage, and to maintain tree health, stability and amenity value. The Landscaping Scheme 'Landscape Proposals WLAG 02 Rev. B' approved under application reference CB/22/02360/DOC shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.
Reason: To ensure an acceptable standard of landscaping. (Sections 12 & 15, NPPF) |

The scheme for the provision of electric charging points shown on Block Plan 2021/1009/02K as approved under application reference CB/22/02360/DOC shall be provided as approved prior to the occupation of the dwellings they serve.
Reason: To ensure the development protects and exploits opportunities for the use of sustainable transport modes for the movement of people in accordance with section 9 of the National Planning Policy Framework. |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

The works shall be carried out strictly in accordance with the approved Ecological Enhancement Strategy (EES) detailed within the document 'Ecological Enhancement Plan Version 2 (July 2022)' and shown on Block Plan 2021/1009/20A as approved under application reference CB/22/02360/DOC and retained in that manner thereafter.
Reason: To ensure development is ecologically sensitive and secures biodiversity enhancements in accordance with Section 15 of the National Planning Policy Framework. |

No building shall be occupied until the vehicular access with the highway shown on Block Plan 2021/1009/20A as approved by the Local Planning Authority under application reference CB/22/02360/DOC has been constructed in accordance with the approved details.

Visibility splays shall be provided at the junction of the access with the public highway before the development is brought into use. The minimum dimensions to provide the required splay lines shall be 2.4m measured along the centre line of the proposed access from its junction with the channel of the public highway and 46.0m to the south and 42.0m to the north measured from the centre line of the proposed access along the line of the channel of the public highway. The required vision splays shall for the perpetuity of the development remain free of any obstruction to visibility.
Reason: To provide adequate visibility between the existing highway and the proposed access, and to make the access safe and convenient for the traffic which is likely to use it. (Section 9, NPPF) |

The widened vehicular access shall be surfaced in accordance with the details shown on Block Plan 2021/1009/20A as approved in writing by the Local Planning Authority under application reference CB/22/02360/DOC before the premises are occupied. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety. (Section 9, NPPF) |

Any gates provided shall open away from the highway and be set back a distance of at least 8.0m from the nearside edge of the carriageway of the adjoining highway. The gates shall remain free from obstruction of use of the on site turning area to vehicles using the site.
Reason: To enable vehicles to draw off the highway before the gates are opened and vehicles to turn and leave in forward gear. (Section 9, NPPF) |

Secure and covered parking of cycles on the site, in accordance with the council's current guidance shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.
Reason: To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport. (Section 9, NPPF) |

The scheme for a refuse collection point shown on Block Plan 2021/1009/20A as approved by the Local Planning Authority under application reference CB/22/02360/DOC shall be fully implemented prior to occupation of any dwelling and shall be retained thereafter.
Reason: In the interest of amenity and in order to minimise danger, obstruction and inconvenience to users of the highway and the premises. (Section 9, NPPF) |
16)
Notwithstanding the provisions of Part 1, Class A of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions to the dwellings hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.
Reason: In the interest of safeguarding the character of the area and residential amenity. (Section 12 and 13, NPPF) |
17)
Notwithstanding the provisions of Part 1, Class E of Schedule 2 to the Town and Country (General Permitted Development) Order 2015 (or any order revoking or re-enacting that Order with or without modification), no buildings or other structures shall be erected or constructed within the curtilage of the dwellings without the grant of further specific planning permission from the Local Planning Authority.

Notwithstanding the provisions of Part 1, Class C of Schedule 2 to the Town and Country (General Permitted Development) Order 2015 (or any order revoking or re-enacting that Order with or without modification), no further rooflights or windows shall be inserted into the roofslope of Plot 3 without the grant of further specific planning permission from the Local Planning Authority.
