Conditions or Reasons:
6) No above ground building work shall commence until details of hard surface materials for footways and the road associated with the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The materials submitted shall be in accordance with the adopted Design Code. The development shall thereafter be carried out in accordance with the approved details.

Reason: To ensure adequate provision of hard surfacing and to control the appearance of the development in the interests of the visual amenities of the locality, in accordance with the NPPF
